    9.  Miscellaneous Provisions Assignment: The Owner may assign its rights and duties under these Terms to any party at any time without notice to you.  You may not assign your rights or obligations under this Agreement. Waiver: No waiver by the Owner of any term or condition outlined in these Terms shall be deemed a further or continuing waiver of such term or condition or a waiver of any other term or condition. Severability: If any provision of these Terms is deemed invalid or unenforceable by a court of competent jurisdiction, that provision shall be severed, and the remaining provisions shall remain in full force and effect. Changes: The Owner reserves the absolute right to modify these Terms at any time by posting the revised terms on the Website.  Your continued use of the Website following any changes constitutes your irrevocable acceptance of the revised Terms.
